What Is a WDI Report, and Do You Need One to Buy a Home in Las Vegas?
A WDI report is a written termite inspection report for a home sale. WDI stands for Wood-Destroying Insect. If you're buying a home in Las Vegas with a VA or FHA loan, or refinancing, your lender or agent will often ask for one before closing.
What the inspection covers
A licensed inspector checks the home for signs of termites and other wood-destroying insects, plus conditions that invite them. That includes:
The foundation and exterior walls, looking for mud tubes
The garage, water heater area, and any spots where wood touches soil
Baseboards, door frames, and trim, looking for hollow or damaged wood
Signs of past treatment or past damage
The findings go on a standard form. The one used most often is the NPMA-33, which is the form many VA and FHA lenders expect.
When you need one
VA loans: Often required. Ask your lender early so it doesn't hold up closing.
FHA loans: Required in some cases, often when the appraiser or lender flags it.
Refinances: Some lenders ask for one.
Cash or conventional purchases: Usually optional, but many buyers order one anyway. Termite damage is rarely covered by homeowner's insurance, so it's worth knowing before you buy.
Lenders usually want a recent report, often dated within about 90 days of closing. Check the exact rule with your lender.
What happens if termites are found
The report will note it, and the lender may require treatment before closing. That's often negotiated between buyer and seller. A liquid barrier treatment usually takes about one day, and Aspire's 5-year warranty on full treatments is transferable, so it can move to the new owner.
